Who is U1 Properties?

Founded by Ingo Schirrmann, a former TV producer from Germany, who has been living and working in José Ignacio, Uruguay since 2013. Many refer to the area around José Ignacio as "the Hamptons" of Latin America.

Through various private investments in parcels of land and real estate as well as construction projects and acquisitions in Uruguay, a personal, local, reliable network has developed over the years.

  • Residential, commercial, industrial or agricultural properties. Our approach to finding the right plot or property is very customer-centric and tailored to the customer's request. We mean it.

  • In addition to the purchase price, there are notary fees, taxes (e.g. land transfer tax), registration fees and possibly costs for lawyers and surveyors.

  • Uruguay is known for its political stability, legal security and low crime rates, which makes it a safe and an attractive location for real estate investments.

  • Yes, foreigners can easily buy real estate in Uruguay. There are no restrictions on the purchase of land or property by non-citizens.

  • Our work is quality-oriented and tailored to the needs of our customers. We operate regionally, partly locally, and therefore specialized on the area around José Ignacio.
